Marin County YoY Stats

Happy early Spring 2025 to our wonderful clients, many friends, and families in both Marin and Aspen! The spring market so far has been anything but uneventful in Marin County.  The stats above are very telling and a bit deceiving simultaneously. Q1 2025 reflects volumes and prices comparable to those of Q1 2024. Winter closings in early Spring 2024 were reflective of a still somewhat strong early selling season.  You might recall that the Fed was supposed to lower rates in March of 2024, and did not do so until September of 2024, adversely impacting sales in Spring 2024. By the time the Fed finally lowered rates in September of 2024, pre-election inertia had set in on the part of both buyers and sellers, and created a bit of unprecedented stagnation for the rest of 2024.  

This early spring market of 2025 already feels markedly robust compared to a year ago. I have been releasing one to two homes a week in the past month and am trading many of them in multiple offers, with some selling significantly over the asking!  The story remains the same as it was when I first started in the business: Sellers who are willing to prep their homes in accordance with buyer expectations, AND price their homes at market values predicated on data for recent closings, are being handsomely rewarded right now.  My team and I spend months prepping our listings so that my properties look like they were just published in a high end design magazine. I take incredible pride in these transformations and watching the financial rewards those pre listing efforts return to my sellers. I am blessed to do something I love this much for a living. I suspect my next newsletter will have even more compelling numbers for both prices and volume.  Have a safe, happy and healthy Spring. Please see below for my upcoming listing in Marin County and current active listings.
